"After our initial strategy call he identified suitable suburbs that matched the criteria I requested and provided data to support his selection. Yash secured an off market property. He has been very flexible and often works around your routine."

"He understood our requirements and sourced properties that met our criteria instead of trying to convince us to purchase something else. Most of our discussion took place out of normal working hours which suited us much better."

Why buyers choose YASA
Deliberately boutique. Personally handled.
Work directly with the founder
Yash handles your purchase personally, from first call to settlement.
No handovers
No sales consultant, acquisitions team or junior staff passing you along.
Maximum 3–4 active clients
A deliberately small client load means more time on your search.
Data-backed research
Suburbs and streets chosen on vacancy, supply, demand and affordability — not hype.
Value-add approach
I look beyond today's value to what a property could become.
Competitive fixed fee – lower than many larger agencies
Premium, founder-led service without the big-agency fee.
Independent advice
No commissions from sellers, developers or project marketers.
Premium buyer's advocacy without the big-agency fee
Work directly with the founder for a competitive, transparent fixed fee that is considerably lower than many larger buyer's agencies, without compromising on service.
Founder-led, start to finish
Limited to 3–4 active clients
Competitive fixed fee – lower than many larger agencies
Boutique by design
I'm not trying to be the biggest buyers agency
I deliberately work with only a small number of clients at a time. That leaves room for more personalised research, property assessment, inspections, due diligence and negotiation on every purchase.

Meet the founder
Yash Luthra. You deal with him, start to finish.
Yash holds a full Licensed Estate Agent licence with Consumer Affairs Victoria (094046L). Because YASA is deliberately small, he personally handles the research, inspections, due diligence and negotiation on every purchase.
I act only for buyers. My fee is fixed, competitive, agreed up front and paid by you, so every recommendation is measured against your brief — not a vendor's asking price.
I research and shortlist properties based on your individual strategy.
I inspect properties in person and assess them beyond what you see in the listing.
I coordinate the due diligence and help identify potential issues before you commit.
I negotiate directly on your behalf.
I work with you from the initial strategy through to settlement.
"If I don't believe a property stacks up, I'll tell you to walk away."
I don't just find property. I find the right property.

Every property is assessed against your strategy, budget and long-term objectives. If I don't believe a property stacks up, I'll tell you to walk away.
Depending on your strategy, I assess what a property could become — not just whether it ticks the search criteria.
That doesn't mean every property needs renovating or developing. It means you buy with the full picture.

Fees
A transparent fixed fee. Not a percentage of the price.
Your fee doesn't rise if you spend more, so there's never a reason to push your budget. I'll confirm the exact fee for your brief on the strategy call.
One fixed fee, agreed in writing before I start
Not a percentage of the purchase price
Paid only by you — no commissions from sellers, developers or project marketers
Investor activity is quieter than it has been, and that changes the buying conditions rather than removing them. Fewer bidders at auction, longer days on market and vendors who will negotiate on terms as well as price are all observable right now. Whether it's the right time for you specifically depends on your borrowing position, your holding capacity and your timeframe — which is exactly what the strategy call is for. We won't tell you to buy if the numbers don't support it.
I work on a competitive, transparent fixed fee — considerably lower than many larger buyers agencies —, agreed in writing before any engagement begins — not a percentage of the purchase price, so it doesn't rise if you spend more. It's paid by you and only you. We take no commission, referral fee or kickback from any vendor, developer, project marketer or agent. Your exact fee depends on the scope of your brief and is confirmed on the strategy call.
Because Yash personally handles every purchase. Keeping to around 3–4 active clients means each brief gets proper research, in-person inspections, thorough due diligence and focused negotiation — rather than being passed between team members.
Yes. Yash Luthra holds a full Licensed Estate Agent licence with Consumer Affairs Victoria, number 094046L, which you can verify yourself on the CAV public register at registers.consumer.vic.gov.au. A full estate agent's licence is a higher qualification than the agent's representative registration that many buyers advocates operate under.
Yes, and it's a large part of what I do. I inspect physically, walk you through the property on video, handle building and pest, review the Section 32 and contract, and negotiate or bid on your behalf. Several of our clients have purchased properties they first saw in person after settlement.
Through working relationships with selling agents who know I transact rather than browse. That produces pre-market stock, properties being prepared for sale, and occasionally properties where a campaign has stalled and the vendor would rather deal quietly. It's a real advantage, and it's also not magic — most purchases are still listed properties bought better than the buyer would have bought them alone.
No. I'm a buyers advocate, not a licensed financial adviser, and nothing I provide is financial product advice. I'll research property and markets, model the numbers with you and negotiate the purchase — but decisions about your finances, your structure, your borrowing and your tax position should be made with your broker, accountant and financial adviser.
Thirty minutes, free, no obligation. I go through what you're trying to achieve, your borrowing position, your timeframe, and which markets are worth looking at. You'll leave with a clearer view of your options whether or not you engage us — and if a buyers agent isn't right for your situation, we'll say so.
